Water intrusion can create damage to a crawlspace very rapidly.
- Water intrusion can sometimes be an obvious problem from a leaking pipe or leaking HVAC system.
- Other times it can be more intermittent from things that allow water to enter the crawlspace at the foundation from the exterior. This can include:
- Clogged or poorly installed gutters
- Landscaping that causes incorrect water flow towards the house.
- Generally, the slow or intermittent water can cause the more damage since it sometimes goes undetected for longer periods of time.
- Keep in mind that you don't want rotten wood or mold in "just one corner of the house" anymore than you would want it through the entire crawlspace. The results can be just as dangerous or expensive.

What to do if you have water intrusion?
- Find the source of the water.
- If it is coming from a pipe or HVAC, fix it immediately. Not only will you stop creating further problems in your crawlspace, you should save on utility bills when you run more efficiently.
- If the water is from natural rainwater sources, first see if it can be easily corrected by fixing gutters or changing some landscaping or even just adjusting a sprinkler head

- Once the water is removed, you will need to determine if you still have a high moisture problem.
- Especially when water is coming from natural sources, these two often go hand in hand.
- Most crawlspaces in the Southern United States, Midwest and West Coast area will suffer from high levels of moisture during the summer months just due to the high humidity climates.
- What looks like a water problem may really be a moisture problem. It is amazing how much water can be generated from condensation of moisture in the crawlspace.
- Make sure you have a vapor barrier in place to reduce moisture in your crawlspace. If you already have one, make sure it doesn't need to be fixed or added to. Over time, they can get shoved around. A vapor barrier is important and will help with ground moisture but it alone will not solve a moisture problem.
